At Metropolitan Realty Group, LLC we are entrusted with the responsibility for the day-to-day management, operation and success of our properties. Our friendly staff prides themselves in performing management responsibilities in a prudent, efficient, and cost-effective manner. Complying with all elements of rental assistance contracts, regulatory agreements governing the property, and HUD regulations and requirements are top priorities. At a minimum MRG follows all Section 8 Housing Quality Standards (HQS) and local housing codes, whichever are more stringent.
MRG provides a healthy and safe property by closely monitoring the physical aspects of the project via preventive maintenance, repair and replacement schedules and energy saving practices. Any health, safety and security issues are taken seriously and handled promptly.
The relationship with our tenants is important to us at MRG. Resident suggestions, concerns and complaints are handled in a serious manner. In accordance with HUD's resident screening criteria, MRG utilizes fair and consistent procedures for resident screening and selection. Accommodations and services for persons with disabilities are provided where possible.
Other Duties Include:
Maintaining open and timely communications with all partners such as but not limited to Owner(s), HUD staff, lenders, community contacts, tenants, other governmental and Agency staff, etc.
Performing marketing requirements in accordance with HUD guidelines through the use of a HUD approved Affirmative Fair Housing Marketing and Outreach Plan.
Maintaining low vacancy rates and turnover.
Monitoring and controlling operating expenses to protect financial viability of the property.
Preparing project related financial documents such as, budgets, rent and utility adjustment requests, vouchers, statements, etc in a timely manner.
Maintaining a high rate of rent collections via timely billing practices, tracking delinquencies and fair but firm collection procedures.
Executing and maintaining all required HUD documentation with regards to tenant certifications, worksheets, tenant files, HUD billings/vouchers etc.
